 The Northend of Boise is an interesting place to figure pricing for. The demand remains strong and active for the right property and price. Here's a perspective I've assembled.
 
My point of view looks like this. I want a northend home that has at a minimum:
  • THREE BEDrooms
  • TWO BATHrooms
  • Priced between $200,000 and $300,000.
 
Below is a market summary of recent action (listings active, sold since 1/1/2008 and pending).
I've included lot size, sq/ft, and garage (life stylers love a garage for skis, kayaks and bikes). 
 
Naturally, the smaller the home the higher the price per foot. The further away from the core, the harder to sell.
 
The market seems to reward those properties that hit the lifestyler button that includes the right location and a garage. The home can't be too small though.
 
So where is the sweet spot for those properties that don't quite make the perfect lifestyler pad? Let me show you. If we take out 1414 N 14th St from the sold mix, and the fixer on 36th St, the average sold price per foot falls to $138.39. So the range is $135 - $145 per foot. 
 
If we look at what's pending, that number might even be lower or on a lowering trend.
