If you are considering buying or selling in the northend and the property in question is larger than 1,000sq/ft but smaller than 1,500 sq/ft here's a quick analysis...

What that means is you've got to market compare at the street level. Get out and burn some gas man! Pulling data up and then picking a price is not the best approach and will likely cause a financial hardship or long market time. Since there are only two sales for this period, that means we have six months worth of inventory on hand. The spring is likely to bring more to the list and lets hope the buyers follow to snap them up. At least the pricing for many of these homes is below the $250,000 threshold. If the property has a garage it gets a bonus. If it has room for one, it gets a bonus. If it has a reasonable ability to add a second bath, another bonus. You get the picture.
