SOLD! SOLD!

 Here's a quick little update to this property. To cut to the chase, we received an acceptable offer in 12 days! I know, I know... even in today's market. This seller just closed --21 days after hitting the market. Basically, we did it right! Here's what we did...

We fixed what needed to be fixed with a budget of about $6,000.

  1. Refinish the hardwood floors
  2. Paint the exterior trim and windows while fixing panes and glazing
  3. Clear and clean up landscape
  4. Install a new garage door (the old one was missing)
  5. Roof repairs over the patio
  6. electrical fixes
  7. Trim fixes
  8. Minor painting
  9. Major CLEANING
  10. Improve the front step and entry area

We made as big of an attempt as the budget would allow, addressing deferred maintenance. By resolving these sorts of issues we kept the buyer from discounting the home and focused on the good things it has to offer.

Then we fully researched the market and merchandised the home against the competition and justified it with past solds.
Finally we added the great pictures and excess web exposure. Good thing too, because the buyer came to Boise from outside the area. 

Guess they saw it on the Internet!
