Home flippers are dead but the home floppers are born

Do you remember what a home flipper is? Flash back a couple years. This is someone who speculates on a home purchase, makes some upgrades and style changes to the home and then puts it back out for sale for a profit. More over, buy a new house and sit on it for a couple of months and put it back out for sale for a profit. Think HGTV. This investment plan is so 2006 and left a number of speculators totally broke. It's now 2009, so let me introduce you to floppers.

 What's a FLOPPER?
A flopper is a new breed of home speculation taking place in today's housing market. It's simple... buy low and sell high. Easier than flipping... no need to make improvements or style changes. May not even need money to close before taking the profit.

All you do is buy the house via short sale and then resell for a profit. Did you get that? The bank will sell the house for less than they are owed; selling the home for below market value, allowing an upside for some investor at the duel closing table. This is crazy!

I could go on about how this game and how it works. It's taking place in the treasure valley today. This is such a total scam; a scam in so many ways.

It's a scam on those that make their payments and didn't speculate on real estate and are being punished by crushing de-values.

It's a scam on savers and the destruction of our economy.

It's a scam on people who go to work everyday and actually produce something.

It's a scam on all of us. Who do you think gave the banks the bailout so they can stay in business contributing to this sort of crap?

We are being robbed and no one seems to care.

This too will flop.

Eagle Id - Bookwood Subdivision market activity

Here's a market summary for Brookwood Subdivision in Eagle Idaho since September 1, 2007.8 sold in the last six months and there are 21 homes on the market now. That's enough inventory for a year or slightly more. The market expectations are a bit high from what buyers are willing to pay. Nothing new for this market. Looks like homes are still selling here.
